Dara Property

Buy a rental in New York, from your phone

New York pairs the country's largest rental market with some of its cheapest houses, a few hours apart. Downstate offers scale, upstate offers cash flow. Dara lets you buy either from abroad, with financing based on the property's projected rent rather than a US credit file.

Texas is Dara's launch market. New York opens as Dara expands to landlord-friendly states.

One state, two markets

New York City holds the largest concentration of renters in the country, and most of its households lease rather than own. That depth comes at a price. Entry costs downstate are among the steepest anywhere, and rent rarely covers them generously. Upstate is the opposite trade. Buffalo, Rochester, and Syracuse trade well below the big coastal metros, with rents that cover carrying costs more comfortably. One market offers liquidity and prestige. The other offers cash flow. A remote buyer can pick a lane instead of splitting the difference.

Tenants along the Thruway

Upstate demand lines up along the Thruway. Buffalo leans on its medical campus, regional banks, and a large public university. Rochester grew out of optics and imaging, and its universities and hospital systems now anchor employment. Syracuse pairs a major private university with hospital networks and new semiconductor investment nearby. Albany adds the steadiest payroll of all, the state government, plus a nanotech research corridor. None of these metros is large. Each has institutional employers whose staff rent for years at a time.

Approved on projected rent

You do not need a US credit history to finance a New York rental. Partner lenders qualify the loan on the property's projected rent, a method called DSCR, and typically finance the majority of the purchase. No SSN, no US income file, no citizenship or residency requirement. Dara is built to stand up the LLC, obtain the EIN, and open the US bank account. Your money converts at the mid-market rate with no wire fees. Appraisal, inspection, title, and insurance run digitally, and the closing runs remotely, with online notarization where the state authorizes it. A Buffalo duplex and a Queens condo underwrite the same way.

Tenant law sets the pace

New York regulates landlords more heavily than most states. Statewide law extends notice periods and tightens the eviction process, and removals run through the courts, which move slowly, especially in the city. Many New York City apartments fall under rent stabilization, which limits what you can charge and how leases renew. Confirm a building's regulatory status before you offer, not after. The state taxes rental income, and property taxes upstate rank among the highest in the country relative to home values. None of this is hidden. Price the rules in, and the numbers still have to work.

Owning through upstate winters

Distance is workable in New York, but winter is not optional. Buffalo, Rochester, and Syracuse sit in the lake-effect snow belt, so budget for plowing, roof wear, and furnace service. A local property manager who takes the frozen-pipe call at night is part of the cost of ownership, not an extra. Downstate trades snow for coastal storm exposure, and insurers price for it near the water. Much of the housing stock statewide is old, so inspections matter more than listings suggest. Buy the boring, well-kept building. It rents in every season.

New York property FAQ

Should I buy a condo or a co-op in New York City?

Condos, in almost every case. Co-op boards must approve each buyer, often restrict subletting, and frequently reject LLC or nonresident owners. That makes co-ops poor rental vehicles despite their lower sticker prices. Condos permit LLC ownership and leasing under their own bylaws, so they fit a remote investor. Small multifamily houses in the outer boroughs and upstate are the other practical route.

How does rent stabilization affect what I can buy?

Rent stabilization mainly covers older apartment buildings downstate. A stabilized unit caps how much the rent can rise and guarantees lease renewals, which limits your flexibility as an owner. Most condos, newer buildings, and small upstate rentals are market rate. Confirm a unit's regulatory status during due diligence, because the status stays with the apartment, not the seller.

Do upstate winters make remote ownership impractical?

No, but they change the budget. Buffalo, Rochester, and Syracuse get heavy lake-effect snow, so plowing, heating system service, and roof upkeep are recurring costs. Housing there was built for the climate, and local property managers handle winter calls routinely. Underwrite the maintenance honestly and the season becomes a planned cost rather than a surprise.

Can I finance a New York rental without a US credit history?

Yes. Partner lenders qualify you on the property's projected rent, not your US income or credit file. They typically finance the majority of the purchase price. No SSN, citizenship, or residency is required, and Dara is built to set up the LLC, EIN, and US bank account. The appraisal, title work, and closing all happen remotely.
