Dara Property

Buy a rental in Portland, from your phone

Portland sits on the West Coast without West Coast trophy pricing. Its hospitals, universities, and semiconductor employers keep a large renter base in place year-round. Dara lets you buy a Portland rental from abroad (entity, financing, and closing handled remotely) and hold the asset in dollars.

Texas is Dara's launch market. Oregon opens as Dara expands to landlord-friendly states.

West Coast entry, mid-tier price

Portland is the lower-priced way into the West Coast. The metro typically trades well below Seattle and coastal California. Renters make up a large share of the city's households, so demand is structural, not seasonal. Portland's urban growth boundary is the quieter reason investors look here. It has constrained sprawl for decades, which limits how fast new single-family supply can arrive. Buy inside a supply-capped market and the long hold does more of the work.

Hospitals, chips, and campuses

Oregon Health and Science University is one of the metro's largest employers, and its hospital complex draws medical staff on multi-year postings. The west side holds a dense semiconductor manufacturing cluster known as the Silicon Forest. Athletic-apparel headquarters add a steady layer of design and corporate jobs. Portland State University sits in the middle of downtown. Tenants tied to hospitals, fabs, and campuses tend to stay for years. That is the tenant base a long-hold rental wants.

Underwritten on the rent

Dara's partner lenders qualify a Portland purchase on the home's projected rent, not on your income or credit. No SSN. No US credit history. No citizenship or residency requirement stands between you and owning US real estate. Financing can cover a majority of the property's value. Dara is built to stand up the LLC, the EIN, and the US bank account the purchase runs through. Your funds cross at the mid-market rate with no wire fees. Portland's institutional tenant base makes projected rent a steady number to underwrite.

Price in the rulebook

Oregon caps annual rent increases for sitting tenants statewide, and Portland layers its own tenant protections on top, including relocation rules and screening ordinances. Underwrite on in-place rent, not on aggressive growth. Oregon has no sales tax but does tax rental income at the state level, so plan for a nonresident state filing. The climate risk here is seismic, not tropical: standard landlord policies typically exclude earthquake damage, and quake coverage is a separate line item. None of this kills a deal. All of it belongs in the model before you offer.

Old houses, digital closing

Much of Portland's close-in housing stock predates World War II. Character sells, but old bones need scrutiny, roofs, wiring, foundations, sewer lines. The inspection runs digitally through Dara's process, and you read the report from wherever you are. Appraisal, title, and insurance run the same way. The closing runs remotely, with online notarization where the state authorizes it. What you should not skip is the inspection reading. On a century-old Portland house, that document is the deal.

Portland property FAQ

How do Oregon's rent caps affect a Portland rental?

They limit how fast you can raise rent on a sitting tenant, so underwrite on in-place rent rather than projected increases. Rent typically resets to market when a unit turns over. Conservative models absorb the cap; aggressive ones do not.

Is earthquake coverage included in a standard Portland landlord policy?

Typically not. The Pacific Northwest's seismic risk usually requires a separate policy, added during the digital insurance step. Price it before you make an offer, not after.

Can I finance a Portland rental without US credit or an SSN?

Yes. Partner lenders qualify you on the home's projected rent, not your US income or credit, and no SSN or US credit history is required. Dara is built to stand up the LLC, EIN, and US bank account the purchase needs.

Do I ever need to visit Portland?

No. Appraisal, inspection, title, and insurance run digitally, and the closing runs remotely, with online notarization where the state authorizes it. Given the age of much of Portland's housing stock, read the inspection report as carefully as you would in person.
